The most important features of an investment mortgage

With an investment mortgage, you only pay back the loan amount at the end of the term. Of course, you pay interest on the outstanding amount during the term, but you also pay a monthly premium. This premium is invested in stocks and/or bonds, for example. The intention is that the accumulated investments at the end of the term will provide sufficient capital to repay the mortgage in one go.

Invest yourself or through life insurance

The investment mortgage has two variants. One variant invests directly in investment funds, with most lenders requiring term life insurance as a prerequisite. The other variant invests through life insurance. In both cases, it is only known afterwards whether sufficient assets have accumulated to repay the loan. If too little capital has been accumulated, you will be left with residual debt.

Investment mortgage: freedom and risk

An investment mortgage offers a lot of freedom. Apart from a minimum monthly premium imposed by the bank, you can largely decide how much money you want to deposit each month and which investment funds you want to invest in. The appeal of investing lies in the potential for significant increases in the value of stocks. However, investing is unpredictable and carries risks. It is also possible that your investments could yield little or no return. In such cases, at the end of the mortgage term, you may be left with residual debt.
